Commercial property · The Yard
Assemblage · 4, 12 and 16 Hanna Lane, Beacon

Three contiguous parcels at the east end of Main Street.

Offered together as The Yard

The Yard is a 2.42-acre compound of three adjoining parcels on Hanna Lane, about 165 feet off Fishkill Avenue (NY 52) at the east end of Beacon's Main Street corridor, with shared access and parking. A masonry warehouse and licensed event venue, a one-story flex building, and a three-unit residence of 1813, each on its own lot and each with its own deed.

Light Industrial (LI) zoning on two of the parcels and Transitional (T) on the third carry one of the broadest use tables in the city between them: industry, workshop, brew pub, theater, artist live/work, hotel and short term rental are permitted as of right across one or both districts. Both LI lots are built to under 13 percent of a footprint that permits 70, so the room to add is on the site rather than in a variance.

Each parcel may be bought on its own, and each has its own page and its own asking price. The seller will also consider an offer on all three.

Why all of it

What the assemblage does that one parcel cannot

One campus, one weekend
Taken together the parcels work as a single destination: the warehouse and yard for the ceremony and reception, the residence for the wedding party, and the flex building as a hotel site. That is a business none of the three can run on its own.
The parcels adjoin
Three lots in a row on a lane with one way in, between Blackburn Avenue and NY 52. Access and parking are already shared across them, which is the thing a buyer of one of them cannot create afterwards.
Room to build
4 Hanna Lane covers 12.6 percent of its lot and 12 Hanna Lane 11.8 percent of its own, against a district maximum of 70 percent. On our own conservative reading the LI district would support a three-story hotel of roughly 39,600 SF, 60 to 80 rooms with a cafe, bar and restaurant, which is an illustration subject to site plan review and approval rather than anything entitled today.
The east end of Main Street
The site sits at the eastern end of Beacon's Main Street corridor, in a mixed stretch of residential, industrial and commercial uses, with the shops and restaurants of Main Street to the west. I-84 is 1.5 miles and Metro-North about two. Since Dia Beacon opened in 2003 the city has become an established destination for visitors and for weddings.
Questions

What buyers ask about The Yard

Can I buy one building instead of all three?

Yes. Each of the three parcels is separately priced, separately deeded and separately closeable, and each has its own page on this site. Nothing about the individual sales is conditional on the whole site trading together. The seller will also consider an offer on all three.

What does each parcel cost?

They are priced individually, from $1,400,000 to $3,600,000, and each parcel's own asking price is shown against it in the table above and on its own page. The package is priced on request: an offer on all three is a conversation about all three rather than a number published in advance.

How are the parcels zoned, and what can be done with them?

4 and 12 Hanna Lane are in Beacon's Light Industrial (LI) district, which permits industry and workshop, retail and self storage, bar, brew pub and microdistillery, food preparation, theater and conference use, artist studio, gallery and live/work, indoor recreation, spa and fitness, hotel, inn and B&B, and short term rental, all as of right. 16 Hanna Lane is Transitional (T) and sits in the Historic District and Landmark Overlay, with office, artist live/work, workshop and short term rental as of right and multifamily or bed and breakfast by special permit. Any particular use should be confirmed with the City of Beacon Building Department before it is relied on.

Is there room to build more?

On the two LI parcels, yes. 4 Hanna Lane covers 12.6 percent of its lot and 12 Hanna Lane 11.8 percent of its own, against a district maximum of 70 percent, which puts the footprint limit at 25,498 SF and 28,662 SF respectively. That is headroom under the existing coverage rule rather than something requiring relief, though any scheme is still subject to site plan review and approval.

Is the site income-producing today?

In part. 16 Hanna Lane is operated as a three unit short term rental. 12 Hanna Lane is used for storage and as a community space run by a local non profit. 4 Hanna Lane is owner occupied as a fabrication shop and as The Yard event venue, so that income is the owner's business rather than a lease that conveys. We can walk through what is in place and what is assumable on a call.

Where exactly is it?

Hanna Lane runs about 165 feet off Fishkill Avenue (NY 52) at the east end of Beacon's Main Street corridor, with the three parcels in a row between Blackburn Avenue and NY 52 and shared access and parking off the lane. That is the eastern end of the Main Street corridor itself, not a location near it. I-84 is 1.5 miles and Metro-North's Beacon station about two.

Next step

Come and walk it

The three parcels read as one site on the ground in a way no photograph manages, so the useful next step is usually an hour on it. Tell us whether you are looking at the whole thing or at one building, and we will send the detail that fits and arrange a time.
