What it is

An agent's answer to the question owners actually ask.

A broker opinion of value, or BOV, is a written estimate of what your property would sell for in today's market, prepared by a licensed agent who works in that market.

It is built for decisions: whether to sell now or hold, how to price, what to fix first, and what a partner's share is worth in a conversation. When a lender, court or estate needs a formal value, an appraisal is the right tool, and we are glad to point you to one.

How payment works

Nothing up front. Free if you list with us.

Step 1
Order
Tell us about the property. Nothing is charged, and no card is needed.
Step 2
We prepare it
An agent researches the property and writes the opinion. We email you if we need rent rolls, expenses or access.
Step 3
Unlock
When it is ready we email you. Unlocking places a $500 hold on your card, not a charge, and opens your analysis online.
Step 4
Decide
The card is charged after about a week. List with McGrath within 30 days of delivery and the fee comes back to you, so the report costs you nothing.

A hold reserves the amount on your card without taking it. Payments are processed by Stripe; we never see or store your card number.

Order

Order an opinion of value.

Nothing is charged today. An agent starts on it and emails you if we need rent rolls, expenses or access.

The fee is $500, held on your card when you unlock the finished report and returned to you if you list with McGrath within 30 days of delivery. On an unusually complex property, a portfolio or an assemblage, we may quote more than that, and we will tell you before any work starts rather than after.

A broker opinion of value is not an appraisal, is not prepared under USPAP, and may not be used in place of an appraisal for lending or legal purposes.

Questions

Before you order

Is a broker opinion of value an appraisal?

No. It is a real estate agent's professional opinion of what the property would sell for in today's market, prepared by a licensed real estate agent. It is not an appraisal, is not prepared under USPAP, and cannot be used in place of an appraisal for lending, estate, court or tax filing purposes.

What does the card hold look like?

Your bank shows it as a pending amount. No money moves unless the hold is charged. If it is released, the pending amount drops off, usually within a few days depending on your bank.

What if I never unlock the report?

Then you are never charged. You only pay for a report you choose to open.

Can you value the business too?

Often, yes. When a business operates in the property, we can give a view of what the business adds alongside the real estate, and we handle business sales as well as buildings. A larger or more complex business may need a formal business valuation; in that case we tell you up front and refer you to a specialist valuation firm we work with.

What happens if I decide to list?

Your agent walks the property with you first. We never take on a listing we have not seen, and the walkthrough is where we settle pricing and the marketing plan together. Then we prepare the listing agreement, you review and sign it online, and if that is within 30 days of delivery your opinion of value fee comes back to you.

Do I have to list with McGrath?

No. Listing is how the report becomes free, not a condition of ordering it. Plenty of owners order an opinion of value to plan, and we are glad to help either way.
